Phase 1
Feasibility + Initial Design
- RIBA Stages 0-2 
- Professional advice on whether to, - ‘Don’t move improve’ 
- consider internal reconfiguration to make the best use of your current space 
- extend - side, rear or loft conversion 
- build something new 
 
- Early high level commentary on initial Project and Construction budget 
- Initial input on CDM (Health + Safety Regulations) and Party Wall considerations 
Phase 2
Planning + Building Control
- RIBA Stages 2-3 
- Site surveys 
- Planning drawings + Statements 
- Submission of Planning applications 
- Liaison with Local Authority Planning Officer 
- Building Control drawings + Information 
- Coordination with other professionals needed to complete Building Control submission 
- Submission of Building Control Application 
- Liaison with Building Control Officer 
Phase 3
Tender + Construction
- RIBA Stages 3-6 
- Full detailed design 
- Coordination with other professionals needed to complete the design 
- Production and review of detailed Tender documentation, tailored to your budget and design aspirations 
- Coordination of Tender submissions to Contractors and their returns 
- Critique of Tender returns and engagement with Contractor re cost savings, design and programme 
- Site visits to inspect progress
